Partial Concrete Ceilling Skim Coat in Montreal Condo

Why Choose Concrete Stucco Ceiling Restoration in Montreal?

A recent client in Blvd des Sources, West Island contacted us after their painted ceiling began cracking, bubbling, and sagging. Like many Montreal condos, the original ceiling was a concrete slab finished with plaster and stucco. Over time — especially after water intrusion — this finish starts to delaminate.

What We Found On-Site

  • Air pockets behind the finish coat
  • Hairline and tension cracks spreading from the center
  • Failed patches from previous cosmetic fixes
  • Bubbling stucco due to moisture trapped under the surface
These are red flags for structural delamination, not just aesthetics.

Our Repair Strategy: Durabond, FibaFuse & More

Unlike “patch-and-pray” methods, NDG Restoration and Painting uses a structured process with Durabond 90, FibaFuse, and high-adhesion primers.
Step 1: Stabilize the Base
We start by scraping down all loose material to the substrate. Where necessary, we use Durabond® 90 – a setting-type compound that chemically hardens and bonds well with concrete.
Step 2: Reinforce with FibaFuse
To bridge cracks and ensure stability, we embed FibaFuse mesh tape — ideal for ceilings due to its mold resistance and flexibility.
Step 3: Primer for Bonding
We then apply Sherwin-Williams Loxon Concrete & Masonry Primer, specially formulated for chalky or previously water-damaged surfaces. It seals and promotes adhesion for the topcoat.
Step 4: Skim Coat & Sanding
Multiple thin layers are skim-coated, feathered out with a wide blade, and sanded for a perfectly flush surface.
Final Result: Seamless
Ceiling Restoration
The final ceiling is smooth, strong, and visually seamless — blending with the surrounding surface without full replacement. This keeps dust, costs, and disruption low — ideal for condo units in:
  • NDG
  • West Island (DDO, Pierrefonds)
  • Westmount
  • Côte-des-Neiges
  • Downtown Montreal

Why Concrete Ceilings Fail in Montreal

Older condos in Montreal often feature precast concrete slabs topped with stucco or plaster. Over time, thermal movement, aging adhesives, or water infiltration causes delamination.
If you’re seeing bubbling, cracks, or sagging, don’t wait until the plaster falls. We tell you the truth, not just what looks good short-term.
